Stark Opens Executive Office Suites in Scarsdale

In another sign that the serviced office industry is defying the economic downturn, Stark Business Solutions (SBS) on Monday announced its expansion in Scarsdale.
Located in southern Westchester, New York, the site at Scarsdale Village becomes its fourth in the county. The company already runs turnkey, flexible office sites in White Plains, Mount Kisco and Harrison.
The SBS Suites in Scarsdale will occupy 10,000-square-feet at 2 Overhill Road. This is a strategic location in the heart of the village and just steps from the Metro-North station. The space will be ready for tenant move-in on February 1.
“In light of the state of the economy and the challenges all businesses face, we feel that it is even more important than before to provide the right environment in which successful professionals and entrepreneurs can thrive,” says Adam Stark, president of Stark Business Solutions.

Inside SBS at Scarsdale
SBS isn’t cutting any corners in a tough economy. The Scarsdale executive office suites are located in office space that was once occupied by Citi Smith Barney. The fact that SBS is taking over this site reveals a present opportunity: absorbing inventory that is becoming vacant in the wake of the financial services meltdown.
SBS’s Scarsdale site offers 25 offices. Many of those office spaces offer window views overlooking the village. The site also features two conference rooms with state-of-the-art technology. According to the company, premium fixtures and mahogany furnishings will be installed throughout the space, and a complete fiber-optic solution will be implemented before the grand opening next week.
SBS’s Scarsdale site is getting off to a bullish start. Five businesses are already occupying the space. Three of the tenants are hedge funds, and two are consulting firms in the pharmaceutical and management arenas. Noteworthy is the fact that customized trading floors will be installed to accommodate the hedge funds.
SBS has also gained support from the local community. William M. Mooney, Jr., president of the Westchester County Association, says, “Stark provides a dynamic environment and a unique blend of office space and services for highly successful professionals and entrepreneurs interested in branching out or initiating a new venture. The success of Stark’s concept demonstrates that with the right planning, that new ventures can thrive despite a struggling economy.”
Melanie Morrissey will manage SBS Scarsdale. She brings more than 20 years of experience in the executive suites arena, most recently having served as general manager for Manhattan-based Rockefeller Group Business Centers.
A Growing Serviced Office Brand
Counting the new serviced office space in Scarsdale, SBS will occupy more than 55,000-square-feet of in premium locations throughout the county. Since its establishment in 2004, SBS has grown significantly. The company currently has more than 200 clients and witnessed a 30 percent increase in revenues in 2008.
Ben Blumberg, executive vice president at Stark Business Solutions, attributes the company’s growth, in part, to the business model: “The flexibility of services and space at SBS enables business owners to avoid the high start-up costs typically associated with establishing a new business while providing them with turn-key solutions for all of their business needs.”

I am realizing more and more how many small serviced office operators there are in the market. Companies like Stark Business Solutions continue to make inroads in their respective regions.
It make sense. SBS knows the local market, it’s tolerance for office rentals, it’s specific types of industries and demographics. It’s great to see this company expanding its executive office suites in Scarsdale.

Looks like Stark Business Solutions is showing itself strong in the New York office market. These locations — White Plains, Mount Kisco and Harrison and Scarsdale — are strategic. SBS knows how to select sites. Getting into the Citi Smith Barney office space is a big win.

I noticed Stark Business Solutions refers to its offering as “flexible office sites” rather than serviced offices or executive office suites. Not sure what the difference is, or if there is one, between flexible office space and an executive office suite. Is anyone familiar with this?

Stark says it saw a 30 percent increase in revenues in 2008. Was that from office rentals or amenities? That would be telling, at least of the serviced office industry in this region of New York. In any case, it appears that the company has hit a sweet spot in this region and has pegged Scarsdale as its latest success story.

This serviced office provider may be small, but it understands the power of marketing its brand. I see that as part of its success. Of course, location, location, location are equal parts. The fact that SBS already has five tenants at its Scarsdale, NY office suites speaks to the proactive approach of getting the word out.

Stark Business Solutions is hitting on all cylinders with this executive office suite project in Scarlsdale. Hooking up with Melanie Morrissey from Rockefeller Group Business Centers is a great win for this serviced office provider, too. She’s got the experience to make this thing hum.
