South Florida Intelligent Office Franchisee Leaves System
Published May 17th, 2010 by Jennifer LeClaire
In what appears to be the beginnings of a mass exodus away from Intelligent Office continues in South Florida as Robert Ramsden moves to strip the IO name from his executive suites projects across the region.
Last week, aBetterOffice.com reported on Ramsden’s departure from Intelligent Office in Boca Raton, which came at the heels of Roger Kahn’s buyout deal of his Intelligent Office franchise in Garden City, New York.
What I didn’t know at the time was that Ramsden is a major franchisee of Intelligent Office and he had plans to rebrand several facilities.
Goodbye, Intelligent Office
On Monday, Ramsden announced Intelligent Office Brickell is moving forward as Office Edge Miami and will begin the transition from the Intelligent Office franchise system. In his announcement, Ramsden said little except, “We took advantage of an offer to buy out the franchise and become an independent business.”
Next, Ramsden announced its official corporate name change at the Coral Gables facility. Intelligent Office Coral Gables is now Office Edge Coral Gables. “Our services will remain as they have, providing the same world class service our clients have received over the past eight years,” he promises. “We will continue to be focused on the unique requirements of the Miami Dade market for our small and medium-sized businesses with services tailored to their needs.”
Finally, Ramsden moved to change the name of its Sunrise location from Intelligent Office Sunrise to Office Edge Sunrise, repeating the same message about keeping services the same. That concludes this chapter of the Intelligent Office exodus.
A $200,000 Buyout?
I did a search on Google News to see if any other Intelligent Office franchisees are announcing a buyout and rebranding…So far, I am coming up empty on that front. So far, Intelligent Office still isn’t talking.
Time will tell what this serviced office space franchisor has in mind with the buyout program. For now, the company still offers information on how to become a franchisee:
“With Intelligent Office, you won’t have to worry about the overtime and weekend work schedules associated with most other franchises. Plus you’ll enjoy a generous exclusive territory. You can expect to spend your time interacting with an upscale clientele. And you’ll feel rewarded, knowing that you’re helping them as much as they’re helping you. An Intelligent Office franchise features an investment level between $450,000 and $600,000. You must meet these minimum financial requirements in order to be eligible for becoming an Intelligent Office franchisee: Minimum Cash Requirement $ 200,000.”
The terms of the investment might hint at the terms of the buyout. But again, this is all speculation. aBetterOffice.com is still waiting on Intelligent Office to return our request for an interview.

Wow. You are all over this Intelligent Office story, aren’t you? I think the company needs to clear up the matter. It’s probably something really great they are working on to forward their position in the serviced office space. But with so many franchisees stepping away, it sort of makes you wonder what’s going on. Thanks for keeping us posted on this breaking story.

Intelligent Office is clearly up to something. I wonder why they aren’t announcing this franchisee buyout deal? Or if it’s just for a few select serviced office space franchisees in certain parts of the country. The folks who got bought out probably aren’t allowed to discuss what’s going on anyway. If Intelligent Office isn’t talking, I doubt they’ll start any time soon.
