SmartSpace Sets Up Shop in Miami’s Financial District

I was scouting around on the Internet for deals on serviced office space in my area. Lo and behold I stumbled upon SmartSpace with an offer for one month free.

Located on Brickell Avenue, which is the financial center for Downtown Miami, SmartSpace is offering a good deal on newly remodeled executives office suites with breathtaking awesome views of Brickell Avenue and Biscayne Bay.

Talk about a great location. If you rent office space at SmartSpace you are within walking distance of gyms, shopping restaurants and hotels. And the airport is only minutes away. So is South Beach.

I was impressed with SmartSpace’s state-of-the-art conference rooms. This serviced office provider also offers on-site IT technical support, which is great for those of us who are not the most tech-savvy folks in the world. The IT guys there can help set up Web conferences, projectors and other high-tech gear for group meetings.

These executive office suites come fully furnished with interior designs that reflect Miami’s best. You get the same luxury amenities that the folks in the high-rise across the street get a fraction of the price. And, again, the first month is free. Their rates weren’t posted on the site for offices space. I’ll update you all when I get that info.

SmartSpace is also flexible. You can get the services you need ala carte, everything from additional furniture to administrative services and from couriers to a cadre of IT solutions and support.

This makes me wonder… I know real estate markets in overbuilt cities like Miami have offered heavy incentives to sell condos. Is it a similar situation in Miami’s serviced office industry? Are concessions, like this ‘one free month’ common?

I saw the Google ad for one free month of serviced office space from SmartSpace. But it just takes you to their Physical Office landing page. There’s no mention of it on their website, so I am guessing if you don’t mention it they don’t offer it. Miami’s office market may be suffering the impacts of the down market, but office space on Brickell is probably performing stronger than in other areas.

I like the branding of this serviced office space. SmartSpace. That’s what it is. I also noticed they had trademarked the name. This is a great location. It’s the prime spot in Miami right now, though the financial services industry meltdown may have put a ding in occupancy. Does anyone have current occupancy numbers for Miami office space?

According to CB Richard Ellis, Miami’s office market saw vacancy rates climbed 2.9 percent in the fourth quarter compared to the year-ago period. Asking rates increased since the fourth quarter of 2007 but decreased in the fourth quarter of 2008.

Here’s another hint: CB Richard Ellis said three new office buildings completed construction in the suburban market during the fourth quarter and projects slated to break ground in the fourth quarter and early 2009 are on hold until the economy stabilizes.

Looks like office space in Miami is abundant. So concessions may be a possibility. Interesting to note is that SmartSpace is in Miami’s financial district. With the banking crisis fallout, it could be that some tenants have fallen by the wayside. That opens up opportunities for serviced office providers to rent floors of vacant buildings and rent office space to smaller companies that might not otherwise be able to afford a hot spot on Brickell.

Long-term, Brickell Avenue in Miami is a certainly a great spot for a serviced office. It sounds like SmartSpace offers all the amenities that financial services firms and boutique law firms could want.

It also looks like Miami’s office market has taken a pretty big hit. I bet serviced offices have taken a bit of a hit with the rest of the market, though I have heard that many Latin American companies do business there in temporary offices before signing longer-term leases.

I went by this business center and I was impressed. Great location, reasonable prices and the views were awesome! I also noticed they didn’t show the prices on their page but then again what business centers do? Well overall, it thought it was very good I am glad I stopped by there.
