Should You Give Virtual Tours of Your Executive Office Suites?

Listen up U.S.-based executive office suites companies. Harvard Managed Offices, a serviced office provider in the United Kingdom, is doing something innovative that you might want to apply to your own business: virtual tours.

Virtual tours are nothing new in the real estate industry, but it’s not a frequent site in the executive suites industry – and it should be. As Harvard Managed Offices’ online virtual tour of its five-start One Heddon Street serviced office proves, a picture may say a thousand words but a video says much more.

Harvard Managed Offices’ virtual tour showcases the office space, conference and board room facilities where clients can hold meetings and more. In all, the tour offers six short panoramic views of the exterior of the building and a selection of its meeting, presentation and board rooms plus serviced offices and other facilities. Other shots illustrate the type of smaller serviced office available and a typical large office suite occupying half a floor.

“There is no substitute for seeing our offices and meeting rooms for yourself and being able to appreciate their outstanding quality and atmosphere first hand,” says One Heddon Street manager James Parris.

Harvard Managed Offices said the new tour is designed to provide a fast and simple tool for clients or commercial agents looking for office space or serviced offices in Mayfair or those searching for meeting rooms or a conference room in Mayfair.

What about your serviced office project? Could a virtual tour give you the competitive edge? Raise your profile? Lower your overhead, motivate your clients, and reach new audiences? It’s working in the residential real estate industry, why not commercial office space?

In the age of quick video marketing, a virtual office tour doesn’t have to cost a fortune. Consumers are a little more forgiving with Internet video than they are with television commercials. You can get a high definition flip camera for a couple of hundred dollars these days, put it on a tripod and do a sweeping shot across your facility and its individual areas, then upload the video into a simple editing program like Windows Movie Maker or iMovie, both free programs, and do some simple cutting to make your video complete.

Given the proliferation of online video and the hunger for it, I think it’s a smart move to do a virtual tour of a serviced office space. I see no downside, unless the facility is somehow not up to par or the video production is so bad that is sheds the executive suites in a bad light. I can definitely see this as a competitive move.

Bravo to Harvard Managed Offices. I’ve seen a few virtual tours in the serviced office space. Mostly people still do photo collages, which are also nice. I think the video can be far more effective if it’s done well. But you are right… people don’t expect perfection with Internet video. They just want a clear shot. Sure, a professional videographer might be able to make things look better than they are with lighting, but that will only backfire when they come to see the property anyway. Let’s be real.
