Servcorp Takes On Regus with Bondi Junction Serviced Office Space

Although Servcorp is rolling right along with its U.S. expansion strategy, the company hasn’t forgotten its international roots. Servcorp just announced plans to open its eighth executive office suites facility on the 22nd floor of Tower Two Westfield Bondi Junction in July.
With its newest location, Servcorp appears to be taking a page out of Regus’ suburb playbook. Tower Two Westfield Bondi Junction is in the heart of Sydney’s eastern suburbs, yet close to the urban core. Specifically, the new serviced office space is just five kilometers from Sydney’s central business district.
Servcorp is billing the office space as the ideal setting for businesses looking to be based away from the hustle and bustle of Sydney’s CBD but be positioned close to public transport hubs. That’s strong marketing positioning from a smart serviced office veteran that understands the principles of real estate: location, location, location.
“Tower Two Westfield Bondi Junction will enable businesses large or small, with a global network of serviced and virtual offices and an IT and communications infrastructure which is second to none!” says Taine Moufarrige, Servcorp executive director. “Our 22nd floor boasts spectacular panoramic views of Sydney’s iconic harbor, the Pacific Ocean, the picturesque eastern suburbs and Sydney’s beaches.”
Servcorp is spinning the location marketing top hard. The company also says its new presence in Sydney’s suburbs will offer “exceptional opportunities” for businesses. The new office space is smack dab in the middle of Bondi Junction, and Bondi Junction is home to a mix of commercial properties, including a shopping center.
Servcorp’s east Sydney tenants can tap into these convenient amenities. The office space is across the street from the Bondi Junction railway station and bus interchange, so getting to Sydney’s Central Business District is quick and easy.
So far as the office space itself, Servcorp Bondi Junction offers furnished, managed executive office suites large for as little as one person and as many as 10 people. The address is as prestigious as they come in the Sydney suburbs, and virtual office space is also available there. Virtual office clients can tap into a local number, a dedicated virtual receptionist, conference rooms and other services.
All in all, it looks like another winning Servcorp location. Servcorp is a master in site selection, which gives it a competitive advantage in a growing marketplace. Of course, rival Regus is no stranger to Sydney. In fact, Regus is already located at Bondi Junction, setting the stage for heavy competition between the two serviced office companies. All other things being fairly equal, it may come down to price negotiations at Bondi Junction.

Verrry interesting. I love to see when Regus and Servcorp go head to head in the same building. Looks like a price war in the making! It would behoove Servcorp to come in with some low ball prices to fill up the space. I wonder how Regus will react to this new development… Maybe Regus has a nicer interior, but I doubt it.

I imagine Regus already got aggressive inking deals with tenants knowing that Servcorp was heading into the building. I am not sure how these companies match up internationally. I think in Australia Servcorp has a very strong presence and can go head to head with Regus–even in the same building. Should be interesting to watch. Unfortunately, they rarely share their numbers.
