Premier Business Centers Moves into the Inland Empire

Wondering if the executive office suites industry is growing in a down economy? The Regus Group is certainly making a case in an office market that’s demanding greater flexibility and lower costs. But Regus isn’t the only one.

Irvine, Calif,-based Premier Business Centers is spreading its wings into the Inland Empire. Premier Business Centers inked a deal with Bear Gulch Properties to manage and operate the executive office suites at 8333 Foothill Boulevard in Rancho Cucamonga, Calif. This is the 48th location in Premier Business Centers’ portfolio.

The Inland Empire
This truly is a prime Inland Empire location. Bear Gulch Properties is on Historic Route 66 between Grove Avenue and Vineyard Avenue with easy access to the 15, 10 and 210 Freeways. Local amenities include the Redhill County Club, Upland Hills Country Club, Upland Memorial Park, San Antonio Community Hospital, The California Speedway, Ontario Mills & Victoria Gardens shopping centers, as well as the Ontario International Airport.

Southern California’s Inland Empire is one of the fastest growing regions in the country in terms population expansion. Low-cost land and labor are the draws to the Inland Empire. In fact, Inc. Premier Business Center’s Bear Gulch Offices will serve the San Bernardino communities of Rancho Cucamonga, Upland, Ontario, Cucamonga/Guasti, Alta Loma, Montclair, San Antonio Heights, Etiwanda and Fontana.

The 12,007-square foot executive office suites facilities are located on both the ground level and second floor. The space has already been arranged into 32 private offices, plus one five-office mini-suite that includes a private kitchen, two restrooms, and a balcony.

The business center also has two conference rooms, a shared kitchen, a modern reception area, separate storage facilities, and free parking. Premier Business Centers is positioning its newest space as perfect for short-term office space, traditional office users and small retail users, since some of the offices have storefront access and signage options.

What’s it going to cost you? The full-time offices start at $500 per month. Bear Gulch Offices also offers four Virtual Office Plans starting at $95 per month.

Premier Business Centers currently operates the largest privately-owned executive suite operation in the United States with 47 locations. Eighteen of them are in Los Angeles County, 17 in Orange County, three in San Diego County, two in San Francisco County, two in Seattle, WA area, and four in Dallas and Miami, Fla. area.

Premier is doing its own fare share of growing. They are more of a regional serviced office player, which is why they don’t get as much attention as Regus. But in the U.S. Premier is definitely a force to be reckoned with in the executive office suites industry. Congratulations to Premier for findings it place in the Southern California’s Inland Empire.

$500 a month for an executive office suite in Southern California is great. I’ve seen some serviced office space in much more remote areas of the country charging twice as much. Sure, maybe they were offering more space. But the fundamentals of real estate remain location, location, location. Inland Empire is a great location.

Premier Business Centers picked a smart location. The Inland Empire is growing. I knew it as a manufacturing center some years ago. I am not sure if that’s still the case today. But logistically speaking, this is an ideal place for manufacturing, which means service businesses to serve them with accounting, legal practice, etc. Serviced office space in this area should do well under the right management.

There was a report in the Fontana Herald News about the Inland Empire economy today, actually. The Purchasing Managers Index (PMI) showed positive signs this past month. That means people are buying goods. Looks like Premier Business Centers has good timing with its new serviced office space.

Forty-seven serviced office locations in the United States makes Premier Business Centers a relative giant among its peers. That’s impressive. Has anybody seen any growth plans for the company? How many executive office suites are they planning to open in 2009? I’m impressed with this company.
