Pacific Business Centers Set to Open Carlsbad Offices

Pacific Business Centers (PBC) is on the move again.

The California executive office suites company just signed an 11-year lease with Newport National Corporation to open its next office business center this summer. Pacific Business Centers chose the Ventana Real, a prestigious Class A office building development in Carlsbad.

PBC’s newest business office center will be located near McClellan-Palomar Airport and with easy access to I-5 and I-78. The hilltop location provides good visibility, panoramic views, frontage road access, and a premier working environment.

“This location is ideal for attorneys, professional firms, start-ups, and corporate users who value the quality of the building combined with the flexibility and cost-benefits of PBC’s ‘Workplace-as-a-Service’ offering” said Jeff Warner, PBC Managing Partner in San Diego.

Focus on Ventana
Ventana Real offers great views from its hilltop spot. The building offers classical architecture with lush landscaping, including exotic specimen plants and flowering trees. Five large koi ponds are on the property. The exterior is donned with honed and filled travertine stone and high performance floor to ceiling glass. There’s even Wi-Fi in the garden patio area.

Ventana also features two-story lobbies, with an intricate lobby floor stone pattern with inlaid stone and wood. A vibrant red sandstone feature wall runs through the lobby to wow your visiting clients. The property boasts resort-quality bathrooms with floor to ceiling enclosed stalls. The site is close to retail and restaurants.

A Sneak Peak
PBC’s new 18,691-square foot business center will feature 69 furnished executive offices, a boardroom, business lounge, three conference rooms, VoIP telephony, and a spectrum support services.

Clients will have access to a support infrastructure on a pay-per-use basis, including IT services, phone answering services, administrative support, accounting services, online law library, and other services necessary to support start-ups, professional businesses, and large corporate users.

“The amenities Pacific Business Centers provide in the form of conferencing facilities, bandwidth management services, hosted VoIP telephony, and other business services are a great benefit to the overall development,” says Scott Brusseau, president of Newport National.

With the infrastructure already in place, PBC says companies can establish a presence immediately with minimal overhead. Flexible lease options allow companies the freedom to grow or downsize at-will and without disruption. Such are the promises of executive office suites.

“One of the reasons that made us pursue PBC’s tenancy for Ventana Real is their ability to incubate smaller users and start ups, some of which will eventually grow into the building,” said Mark Avilla, the Grubb & Ellis|BRE Commercial broker representing the landlord in the transaction.

The PBC Carlsbad center will be the fifteenth location in PBC’s California portfolio. The company also has offices in Palo Alto, Oakland, Walnut Creek, Sacramento, Pleasant Hill, Cupertino and Burlingame.

Carlsbad… what’s the big industry there? Does anybody know? Why is there a demand in Carlsbad for executive suites?I know every big city is a candidate, but it wasn’t clear to me why Pacific Business Centers decided to launch its 15th office suites project in Carlsbad.

Carlsbad is known for its tech industry. There’s lots of companies there that make electronics and biomedical gear. You’ll also find some light industrial facilities. That probably means the target audience for Pacific Business Centers in Carlsbad is attorneys, accountants, consultants, designers and others looking for flexible lease terms on executive suites.

I should have figured Carlsbad is a tech hub. Pacific Business Centers is well known as a company that caters to companies that need more than a traditional executive office suite… they need high-tech bells and whistles. Pacific Business Centers is staying true to its niche in the executive office suites space.

There’s an awful lot of back patting going on in this story. That’s probably because Ventana’s developers are thrilled that someone is leasing such a large chunk of space. Few are leasing office space at regular price in this down market, so Pacific Business Centers probably got a great deal on its new executive office suites.

This is the key phrase right here: “One of the reasons that made us pursue PBC’s tenancy for Ventana Real is their ability to incubate smaller users and start ups, some of which will eventually grow into the building.” Grubb & Ellis is smart. They know most serviced office space users aren’t going to stay there forever — they’ll either grow or leave. So they have a plan to transition those tenants to traditional office space.
