Office trends of the future

CoreNet Global has recently published a new feature in the most recent issue of The Leader about trends in the workplace, entitled “The Future of the Workplace: What’s Next Is Here” . It is an intriguing piece that focuses on business trends, and how they can affect office space portfolios.

The good news for the executive office space industry is that it all points to the potential for growth and continued success in the industry. Here is an excerpt of the opportunities listed in the report that play to the industry “suite” spot:

  • Flexible workplace for improvements in lifestyle
  • Focus on mobility in workplace to recruit and maintain key people
  • Further technological advances to improve workplace flexibility

The threats that similarly play to the “suite” spot are:

  • Mobile work causing the industry to ask “is the traditional workplace necessary?”
  • Business change occurring at an astounding rate, leaving the workplace behind

But the most interesting part is the author’s list of how the ideal workplace of the future would work. You should read it yourself, but the general concept is that it should be set up for a distributed, flexible and mobile workforce. 

This plays into the hands of the executive suite industry, and to the points I have made in some other posts. And this concept is getting a lot of time and attention from others as well.

CoreNet Global always offers great studies. This is a timely piece, indeed, with the economy so uncertain. There’s long been talk about flexible workplaces and the mobile worker. But just like we saw a rush to technologies like telecommuting after 9/11, I am betting we’re going to see a rush to serviced and virtual offices in the wake of the economic meltdown.

Business will keep getting done, but there’s a move towards efficiency, gas savings, and overall expense cutting. It’s fun to imagine the workplace of the future, and CoreNet is pegging it right with this flexible, distributed concept.

Discussions of the future are always fascinating. Who would have pegged serviced offices a major trend 30 years ago, for example? I anticipate many changes in the business model over the next decade, as more investors explore this niche sector of commercial real estate. Who knows what we might see as globalization continues to drive trends in the marketplace. The bottom line: I can’t see the need for office space going away. But I can see it changing in response to market evolutions.
