Office Suites PLUS Challenges Regus with New Offices in Atlanta

Not too long ago, I wrote about Regus opening a new location in Atlanta. It seems Office Suites PLUS, perhaps Regus’ closest competitor in this southern city, is not content to stand by and watch its rival take on even more market share there.

Office Suites PLUS has ventured to open a new location of its own in Atlanta. Specifically, Office Suites PLUS is launching its latest executive office space at
303 Perimeter Center North in the Perimeter submarket. This new, state-of-the-art office suite project offers more than 18,100 square feet of space, complete with individually furnished offices, meeting rooms, high speed Internet access, and administrative support services.
According to Office Suites PLUS President James Baughman, the company’s operating practices and philosophies are designed to meet the office and support needs demanded by today’s challenging business environment.
“Often a company’s success depends on its flexibility, access to a market, and ability to communicate with its employees,” Baughman says. “At Office Suites PLUS, our goal is to provide solutions for companies that desire a professional image but need a better alternative to traditional, long-term leases and traditional officing practices.”
The Office Suites PLUS Philosophy
At some level, Baughman’s words could describe the philosophy of most reputable serviced office providers in this economy. The key words that arise over and again in this industry are “professional image,” “alternative office space,” and “flexibility.”
Office Suites PLUS provides office space for entrepreneurs and companies that need it on a full-time basis, as well as virtual offices for those that require it on less than a full-time basis. The company’s standard serviced office features include a direct dial telephone number, personalized telephone answering services with company-specific greetings and information, voicemail services, use of meeting rooms and guest offices, and access to office suites in other cities where Office Suites PLUS has a presence.
Additional services — such as administrative support, use of copy machines, videoconferencing, overnight mail delivery — are available on an as-needed basis. Clients that needed a virtual office have access to the same services, only without the full-time office.
How is Office Suites PLUS Different?
Despite the lack of differentiation in the core proposition of most executive office suites providers, Office Suites PLUS is doing well with its model. While nowhere near the status of a Regus, the company has quickly grown to operate more than 35 locations in nine states and is a stable, reputable operator.
Office Suites PLUS’ target audience is somewhat different than Regus’. Regus has aggressively targeted corporations that are looking for alternative office space, especially in its recent Atlanta expansion. Office Suites PLUS, by contrast, says its typical office clients for include corporations that only require one or two employees in a market.
Office Suites PLUS’ target audience, then, includes area and regional offices, professionals providing training or support for a limited engagement, and companies that are looking to expand on a limited basis to a new market or downsize from larger, more expensive space in an existing market.
Office Suites PLUS’ Other Locations
In addition to this new office suite in Atlanta, Office Suites PLUS has suites in two separate Atlanta locations: 3330 Cumberland Boulevard and 3348 Peachtree Road N.E., Tower Place 200, plus Atlanta metro area offices in Alpharetta, Duluth, Lawrenceville, Marietta, and Norcross. The company also has one office in Decatur, Ga.
Office Suites PLUS also operates serviced offices in Fort Lauderdale, Jacksonville, Miami, Orlando, Palm Beach Gardens, and Tampa, Florida, as well as Indianapolis, Indiana.
Lexington, Kentucky; Annapolis, Maryland; Cary, Charlotte, and Raleigh, North Carolina have all welcomed Office Suites PLUS. And the company also calls Cincinnati and Columbus, Ohio; Knoxville, Memphis, and Nashville, Tennessee; and Richmond, Virginia home.

Office Suites Plus didn’t offer the reasons why it chose Atlanta as its newest serviced office location. I know Regus has a very strong presence there, so that tells me there must be room in the market for more. Office Suites Plus seems to have a slightly different target audience. Anybody know their pricing?

I am not familiar with their pricing. That’s a great question. You would think Office Suites Plus would seek to compete with Regus on office rents, seeing as it’s a much less established player in the serviced office space. I’d love to see a side by side comparsion, or even better, hear from some folks who are using these executive offices suites in Atlanta.

@Michelle – thanks for responding. There are Office Suites Plus locations in my neck of the woods, so I may actually take you up on the offer to visit one of your serviced offices for the day. You bring up an excellent point: customer service and the quality of administrative support is vital. Thanks again for chiming in.

Wow. Yes, Michelle brings up a great point about customer service. Now the question is “who has better customer service?” Of course, that may actually vary from location to location. The people factor is the X factor in most cases. Human error — or people having bad days — is hard to quantify.

I’d say that the difference, in favor of Office Suites PLUS, is the way that the “people” managing the suites treat their customers (that’s me). The only way I can describe it is a business/personal relationship. Yes, I am their client, but I also feel like they ARE part of my business -they know my family and my birthday, they cheer me up when I have a bad day, and celebrate my successes as well. The office environment feels like MY office, instead of being in sterile office building with stiff decor and surroundings.
