Office Developer Opens Executive Office Suites in Staten Island, NY

Lois and Richard Nicotra planned their executive office suites project more than 10 years ago. Talk about timing. The entrepreneurial developers are coming to market at a time when executive office suites are all the rage. Long-term office leases in an uncertain economy are no longer attractive to many.
The Nicotra Group, which in the past has developed modern office buildings, restaurants, and hotels like the Hampton Inn & Suites and the Hilton Garden Inn, has opened its first executive office suites in Staten Island.
Executive Suites at the Gardens is located in the Corporate Park of Staten Island in New York. It offers fully furnished private offices, conference rooms available to impress important clients, office support systems like fax machines, copiers and postage machines, and an experienced secretarial and administrative staff for hire on an as-needed basis.
“The suites are instant offices that can be set up in 24 to 48 hours,” Patricia Lopez, director of The Nicotra Group’s Executive Suites division, told SILive.com. “(The arrangement) gives you the opportunity to start a new business or downsize an existing business with no downtime and with very little start-up costs.”
Lopez bragged on the reception area, where staff brings guests coffee, tea or hot chocolate while they await tenant instructions. Tenants have an option: come downstairs and greet the guests or allow them to come up to their office.
Nicotra likens the serviced office concept to kiosks in the mall. Mall developers lease kiosks to small operators hoping that one day they will generate enough business to justify renting a larger space.
“That same rationale goes to the executive suites,” Nicotra told SILive.com. “I have started people that have taken one office and grown to a second office, and then a third office. And then, they come to me and say. ‘Richard, I need 3,000 square feet’.”

I see so many people getting into the executive office suite industry for the first time during this economic downturn. In the case of Nicotra in Staten Island, this developer is already experienced in offices and seems to have had this in the works for a while. I would feel comfortable renting office space from this company because they have a proven track record.

As Marcus noted, Nicotra does have what some others venturing into the serviced office space industry: a track record. Nicotra understands the office industry. What this developer hasn’t done is offered the serviced aspect. But it looks like he has a good manager in place to handle all of those details, like short-term office rentals.

I noticed Nicotra was playing on timing… the instant offices can be set up within 24 or 48 hours. Does that mean this serviced office provider is outfitting office space to suit the special needs of the tenant? I don’t understand that part.

If Nicotra didn’t own traditional office space, he wouldn’t be looking at serviced offices as a stepping stone to them. Nictora has all of his office bases covered, so to speak, serving all parts of the market. That’s smart business.

Making tenants wait downstairs to be announced could be an interesting service for these executive office facilities. But it could also cause some annoyance, I suppose. It’s like living in a fancy condo where the guests have to be announced. That isn’t always ideal. I wonder if the tenant can ‘opt out’ of this serviced office amenity.

Other than the developers compelling story, I don’t see a lot here to differentiate this serviced office space from others on the market. Are they all executive office suites created just about equal? Everyone is touting the same message these days.
