New shared office rental website

ABetterOffice.com has found a new website of interest to the office rental community. It is a website — perhaps the first of its kind — that has listings of shared office space. Essentially, there are many companies who wish to sublease unused space, and shareyouroffice.com is providing them a way to market their space. There are other ways, such as local classifieds, craigslist, etc., but nothing that is dedicated solely to shared space.

While subleasing unused space is certainly a niche market, it has garnered much attention recently due to the current market conditions. CB Richard Ellis has reported that this type of activity is putting the squeeze on commercial landlords, only making rate and occupancy challenges that much bigger.

Shareyouroffice.com has primarily been focused on office space in France, but has just launched an English version of their website and has a few US listings, but I would expect this to grow over time.

This is brilliant. Niche markets are perfect for a down economy. It’s also a perfect time to get a foothold in the industry. The innovators in the serviced office space are the ones that will thrive. This twist on the theme is worth exploring more. I’m eager to see how much traction this gets stateside in the office rental space.

In cities like Miami, there is a major glut of office rentals coming online in the next two years. On top of that, we have the open-ended recession. So I can see a place for a niche market like subleasing unused office space. Office rental prices should take a nosedive in Miami and other major cities, the same way condos have.
