Image Office Suites Keeping Clients Happy

Image Office Suites is boasting about its latest lease agreement in a down economy. In a renewal deal, Image Office Suites keeps Caring Transitions, a company that provides moving services for senior citizens, corporate downsizing and estate sales, as a serviced office client at its Grand Rapids, Michigan office building.
“This is our second time back in the Image Building and we determined that based on our cost-benefit analysis, and the ability to utilize shared client waiting area, conference rooms, cleaning services, and various reception services, we are able to provide our clients with a professional reception while keeping our overhead to a minimum,” says Bryan Bestrom, owner of Caring Transitions.
Like many other executive office suites companies, Image Office Suites promises its clients can save up to 80 percent off their office rental costs compared with traditional office leases. With built-in amenities like high-speed Internet access, companies can tap into a full-service office space without the full-service price tag.
What’s interesting is that Regus usually promises savings up to 60 percent. So it makes me wonder: Are Image Office Suites’ executive office suite rentals 20 percent lower than Regus’? Or is someone miscalculating? Either way, it’s definitely less expensive for start-ups to choose serviced office space. And right now, Image Office Suites is offering some specials, like free copies, free conference room hours and free client reception.
Location-wise, Image Office Suites is just five miles from the airport, 10 minutes from Downtown Grand Rapids, and just east of the I-96 & 28th Street interchange. Long term-tenants include Professional Education Services, Alto Steele, and Centennial Park Counseling.
“Having Caring Transitions in the building just pushed us over the 73 percent occupancy mark and we have two more leases in the pipe,” says David Gonzalez, building manager and leasing agent for Image Office Suites.

It’s great to see satisfied customers. Looks like Image Office Suites is trying to bolster its image — pun intended — to fill up the rest of that 25 percent occupancy they have in their serviced office project. I don’t know what occupancy rates should be in the executive suites industry, but I’m thinking over 85 percent would be ideal. So they’ve got some work to do, which is probably why they are trumpeting this renewal.

I’ve never heard of Image Office Suites. I like the name and the free promotional offers are unique compared to what I’ve seen in the industry. Free copies are low risk because most companies aren’t going to make that copies in a month, etc. So this seems to be an attractive incentive on the surface that doesn’t cost Image Office Suites much. Same with conference room hours.

Good to hear a business center is doing well in Michigan. Of course we know the hard times they have fallen on; having a center 73% is not only a testament to the business center, but it also means at least some people have jobs.
I’m curious too about their savings claims, as compared to Regus. From my experience in the business, copies are feast or famine. Clients either never make copies or live in the copy room. I would guess Image did some analysis on their clients and came to the conclusion that free copies wouldn’t kill them. Remember, business centers are profit centers. Every nickel counts.
