Image Office Suites Inks Serviced Office Deal with National Investors

Image Office Suites is still on a roll. In the latest in a string of serviced office lease deals, the Grand Rapids, Mich. company has inked an agreement with a growing financial services firm.
National Investors is taking up residence in Image Office Suites office space located in the Image Building. Specifically, the company will occupy two executive office suites on six months leases. The leases are renewable for three consecutive terms at the current market rates. National Investors is effectively locking in what are probably attractive office rental rates in a down market.
“We are adding an additional location in Grand Rapids since we are attracting more and more clients in the local area. The space was a perfect match for our needs since we are on the road more than 80 percent of the time,” says Scott A. Crabb RFP, an estate and financial planner with National Investors.
Crabb’s comments are interesting. The company’s principals are on the road most of the time, but clearly need a corporate headquarters at which they can meet with clients when necessary. Executive office suites give companies like National Investors a low-cost alternative and greater flexibility than traditional office space.
“They were very excited about the possibility of expansion while being able to get started with a smaller footprint,” says David Gonzalez, building manager and leasing agent for Image Office Suites. “These are the kind of tenants we love, since they have future needs to expand.”
The terms National Investors negotiated mirror the deal Image Office Suites inked with Next-IT earlier this month. National Investors negotiated the three consecutive terms to make room for future expansion while keeping overhead to a minimum. The ability for tenants to extend on short-term commitments over a longer period of time could be part of Image Office Suites success in inking so many new lease deals and renewals this year.
The company’s administrative services also frees up the principals to travel without missing any new business. This, too, is part of the promise of the serviced office industry.
“Image Office Suites can take all of our calls as well as field all courier deliveries during business hours,” Crabb says. “While we handle appointments with our clients, we get the added benefit of an extra staff member included with the price of our office space. This just leaves us more time to make better connections with our clients.”

Looks like Image Office Suites is working the serviced office value proposition for all its worth. I think this is the third deal we’ve seen them so in as many weeks. That’s called momentum. Image Office Suites seems like the type of company that’s very welling to negotiate and very transparent. I don’t know who their competition is in the local serviced office space, but perhaps they should be worried.

It’s interesting to see a financial services company growing. I thought that market was declining. In any case, serviced offices give National Investors a win-win. They aren’t tied into a long-term traditional office lease, and they can expand their office space at the current market prices for another couple years. This is a great example of the power of the executive suites industry.
