Citizens Business Center Communicates Executive Office Value

At Citizens Business Center the tagline is “Very Prestigious. Very Affordable.” This executive office suite provider claims to offer premium traditional office space at a non-traditional cost in both Rocklin and Sacramento. The Rocklin facility just recently opened.

Citizens Business Center’s mission is to “deliver maximum value to our clients by providing prestigious, state-of-the-art, affordable offices and office services.”

Let’s see how well this service stacks up.

Pushing “Shared Resources”
First, we learn that Citizens Business Center offers a “shared resources” environment. That’s the secret sauce in the low-cost office pie Citizens is selling by the slice.

Citizens shared resources include personnel, public areas, conference facilities, office equipment, and common areas. This is not unlike other executive office suite companies. That’s no different than any other serviced office provider, but Citizens does a good job communicating it with a compelling angle that gets your attention.

Citizens compels entrepreneurs to rent office space at its business center by tapping into the need for socialization, as well as affordability, access to state-of-the-art equipment and services. Communicating the need not to be isolated was a smart move because shared offices do offer a sense of community that many entrepreneurs crave.

Strong Communication
For entrepreneurs who aren’t ready to make the leap to a brick-and-mortar shared office environment, Citizens offers virtual office services that allow entrepreneurs access to the physical property when needed for important client meetings in day offices and meeting rooms.

I like that Citizens Business Center offers testimonials and some good photos of what the facilities actually look like. What I also like is the Google Maps that offer directions and the cost comparison chart. This really drives home the value proposition of executive office suite rentals. This is a feature that all serviced office providers should have on their Web sites.

Citizens Business Center is an up and comer that seems poised to make a name for itself in the California office rental market. There are only two locations now, but I can see growth potential for this brand. It communicates the benefits well and its users seem pleased.

Citizens Business Center has already expanded to include four locations in the greater Sacramento region, including Roseville, Rocklin, Rancho Cordova, and Sacramento.

Websites play such an important role in marketing today, even in the real estate industry. Or, I should say, especially in the real estate industry.

Citizens Business Center has produced an effective ‘brochure’ website for the 21st century, making it as easy as possible for potential office renters to get a glimpse of their serviced office spaces. Michelle mentions four locations. I only saw three listed on the site, though. The ones that were listed offer great photos and maps.

Citizens Business Center seems to offer a good set up on the serviced office scene. With offices rentals in Roseville, Rocklin, Rancho Cordova, and Sacramento, they also have a good spread in the greater Sacramento area. What Michelle didn’t say was whether or not the company is planning to expand with new executive office suite locations in 2009. I’d be interested to know…

I like the concept of graduating from a virtual office to an executive office suite. Citizens Business Center offers that option, as do most other serviced office providers. It allows you to capture the consumer at the stage they are at, so hopefully they will grow into your more advanced services. I wonder if there’s been any study on how many virtual office users do graduate to the next level.

Our fourth location is opening mid-January 2009 in Roseville, CA. It will be posted to our website shortly! We expect to continue growing throughout 2009, adding locations throughout Northern California.

Citizens Business Center has found a sweet spot for executive office suites in California. It looks like this company is expanding strategically with office rentals first in hot spots like Roseville and Sacramento and then moving into new territory as Michelle describes it. It’s great that companies like Citizens Business Center take the risk to open service offices suites so entrepreneurs can less their risk as they expand their own businesses.

Citizens Business Center is doing what many other serviced office space providers are doing: targeting California. Not surprisingly, office rents are down in Southern California and vacancy rates are up.

Office buildings that once housed mortgage lenders and other housing-related businesses stand 20% empty, according to brokerage Cushman & Wakefield. It will be interesting to see if the serviced office space providers can weather the storm there — or take advantage of it.
