BLANKSPACES Debuts in Los Angeles with Coworking Model

BLANKSPACES. The name got my attention right away. It reminds me of a canvas on which I can paint the type of office environment of my choice. A place where I can set the rules. An office where there is no limits.

That’s sort of what Jerome Chang, the mastermind behind BLANKSPACES, was probably hoping I’d think.

The company’s goal: To establish a New Work Order that expands the professional passions and opportunities of creative entrepreneurs and freelancers by providing modern, communal workspaces that adapt in time and space to fit dynamic work lifestyles.

In other words, it’s a coworking arrangement that gives its tenants access to private offices and open work spaces with the latest in communications technology by the hour, the day, the week, the month or the year. That, my alternative office seeking friends, is flexibility.

Your BLANKSPACES
BLANKSPACES launched its concept in Los Angeles, an ideal setting for this emerging trend office rentals. The address is 5406 Wilshire Boulevard in the Miracle Mile District. BLANKSPACE’s neighbors include FedEx Kinko’s, Wells Fargo, Starbucks and Staples. There are 28 workstations, four private offices, one conference room and one meeting room.

BLANKSPACES offers high-end architectural design, fancy furniture, Wi-Fi and high speed T1 Internet access and on-site networking. BLANKSPACES also boasts a communal work bar and lounge, high-tech conference room, high-definition TV monitors, and color laser printing and scanning. If that’s not enough, BLANKSPACES even offers a direct dial VoIP phone system, mail and package receiving, securable storage areas, and on-site parking.

Creative Pricing
How much will it cost you? Good question. Office rentals start at $300 a month. The rates are posted on the Web site with full transparency – and the packages are creatively cute.

For example, the “Workaholic” package, which offers 70 hours a week of office space and seven-day-a-week access, rents for $1,400 a month while the “Moonlighter” package, which offers 20 hours on the weekends only, rents for $375 a month. There are also packages for Nomads, Non-Profit Organizations, and various levels of Independent entrepreneurs.

For that price you’ll get a mailbox, dedicated phone number, parking and shipping/receiving service. The facilities are open from 8 a.m. until 11 p.m., but the offices are rented in three, five-hour sessions, either from 8 a.m. to 1 p.m., from 1 p.m. to 6 p.m. or from 6 p.m. to 11 p.m.

A Unique Business Model
This is a fascinating business model from that perspective. I suppose it could breed efficiency for those who need an office environment and know they only have a five-hour window before they are back to the local Starbucks with the laptop. I suppose it would also be efficient for entrepreneurs that need a space but spend a good part of the afternoon or morning in meetings in other locations.

It’s also good for workaholics who will probably open and close the facility. It’s good for freelancers who just need an office by the hour, or by the day. It’s good for travelers who only need an office for a week. This is the ultimate in flexibility.

There is no additional charge to use the conference room, but it is first come first serve. The storage spaces are also free for higher usage members. Each office and desk has drawers units on wheels that can be stored away in a secured closest. Higher usage memberships also have access to other lockable cabinets.

Who’s Behind BLANKSPACES?
Chang is a licensed architect and business owner who honed his design skills at Clive Wilkinson Architects (CWA), known worldwide for the office headquarters of Google, Chiat/Day and Mother Advertising.

Prior to CWA, Jerome was a designer at SFJones Architect, which has designed renowned restaurants such as Spago Beverly Hills, Nobu Malibu, Hamasaku, and Lucky Strike Bowl. Jerome holds a Master of Architecture degree from Harvard University; Master of Engineering and Bachelors of Science degrees from Cornell University. He has synthesized his career of creating award-winning architecture, engineering, and construction to establish BLANKSPACES.

I’ve noticed some of these alternative office space vendors are getting ultra prime locations. West Beverly Hills is a great spot. The Miracle Mile, you can’t beat it as an office location if you are a creative professional. Mix that with the coworking model and there’s a vibrant community of creative people in one location. The possibilities are great for all!

A New Work Order. You gotta love the play on government there. This is a creative office space concept for creative people put together by a creative mind. Coworking takes the serviced office business one step further. I also expect this to really take off.
