I’ve noticed this trend towards luxury office rentals in Miami and other major cities. Gone are the days when temporary office dwellers have to settle for substandard space and services. The industry has developed far beyond its roots and is catering to what the public demands. It goes to follow that if serviced office developers hope to attract the likes of attorneys and architects that luxury settings are a must.

This really is the best of all worlds. What’s interesting is how this might impact the market pricing. The non-luxury serviced offices will be forced to upgrade or lower their rates in markets where these upscale office rentals exist. Of course, upgrading takes time and costs money. Lowering prices on an older facility might not hurt, especially if the loan was refinanced during the hey days.

This reminds me of self-storage. In the early days of self-storage, the facilities were rather plain — just little garages, basically. Over time, the industry has evolved and if you look around you’ll notice some luxurious self-storage facilities on the market with amenities like conference rooms, gun vaults, wine storage, Wi-Fi in the office. It’s really an amazing transformation. Serviced office rentals were never that far down the food chain, but they could climb even higher than self-storage with their luxury appeal.
