A truly unique office suite provider in Indianapolis

As I’ve mentioned in other posts about office space, we like to feature office suite providers who provide a unique experience. Most office suites’ main differentiator is location, and as we all know, in real estate location can make all the difference. But for a business to thrive long term I believe other differentiators are key.
Yeager Properties has opened 6 office suites (with a 7th planned) in the Indianapolis area. They are the biggest provider of office suites in the area, with 600-700 individual offices, and according to the owners they maintain very high occupancy rates.
So, how are they different? Well, it’s a long list:
- Architecture - Simple, yet contemporary design. See photos of their building below.
- Location - Unlike most office suite providers who locate in suburban office parks or central business districts, many of Yeager Properties’ locations are in retail developments – right next to big box stores.
- Interior design – There’s no other office suite that looks quite like Yeager Properties’ office suites – contemporary design with flair and comfort.
- Managed Office - Yeager’s office suites are more of a managed office than a fully serviced office. They have only one person onsite, whereas many serviced offices have two or three people. The main service that does not come standard is phone answering.
- No furniture – Unlike many office suites, Yeager does not offer furnished offices. In an office suite that inspires creativity, this is probably a good idea because it allows clients to express themselves through design of their own office.
- Meeting rooms – Many providers charge for the use of meeting rooms. Yeager properties does not. You can even hold meetings at any of their locations.
On top of all the things they have going for them, Yeager offers a great price. A 15×13 office is about $535. It’s difficult to find a class A office suite for that price. You may not get all the services and the office furniture there, but if you like inspired design, Yeager Properties in Indianapolis is worth a look.

This is certainly one of the most contemporary office rentals I’ve seen. I can see how clients would be impressed when they walk in to see the huge fish tank and the ultramodern conference room. Few who would look to rent serviced office space have the funds to invest in such an extravagant design or decor. It was also interesting to me that Yeager doesn’t charge for use of the meeting room. In addition to their design, this is a value add that could help them gain traction in the market.

I agree with Melanie. I was impressed with this serviced office provider. This also takes all the burden off of a small business owner to decorate a rented office space. I mean, think about it…beyond the expense it’s the time and effort that you’d have to spend to put something like this together. Even if you hired an interior designer it would still be a time-consuming process. This is serviced office style at its best.
